Unlike firms that pass instructions between multiple surveyors, the professional who inspects your property is responsible for the conclusions in the final report. This is not standard practice in the Nigerian market. It is our practice.

You may instruct us via our online portal, by email, or by telephone. Fee estimates are issued within one business day of the initial scoping call — with no obligation.

All working files are retained in encrypted secure storage for a minimum of 7 years with annual audit trails available on request.

  1. STAGE 01

    Instruction & Scoping

    You submit an instruction. A senior surveyor confirms scope, property type, valuation basis, and purpose within one business day. A fee estimate and engagement letter are issued, followed by a conflict-of-interest check. No instruction is accepted without a completed conflict check.

  2. STAGE 02

    Inspection

    A qualified surveyor conducts a systematic physical inspection within the agreed lead time. A comprehensive photographic record is taken. Structural, legal, and environmental flags are documented. Drone survey or specialist sub-consultant reports are commissioned where required — drone surveys do not carry an additional instruction fee for standard residential properties.

  3. STAGE 03

    Research & Analysis

    Comparable market evidence is researched across primary databases and verified local transaction data. Planning history, tenure, and title issues are identified. Comparable selection, adjustment methodology, and weighting are documented in the working file. Environmental, flood, infrastructure risk, and statutory notice checks are completed as standard on all formal valuations.

  4. STAGE 04

    Report Preparation & Quality Review

    The inspecting surveyor prepares the draft report. Instructions above a defined fee threshold receive an independent peer review of methodology, comparable selection, and conclusions — documented in the quality log. Senior partner sign-off is required for all lending, litigation, and portfolio instructions, irrespective of fee level.

  5. STAGE 05

    Delivery & Post-Instruction Support

    Final report delivered in your agreed format — PDF, secure portal, or physical copy where required. The responsible surveyor remains available for post-delivery discussion, clarification, and formal addenda. Addenda are issued at no charge within 30 days of delivery for queries arising from the original scope. All working files are retained and auditable.

Delivery Guarantees

Our commitments are contractual — not marketing language.

These guarantees are written into our engagement letter on every instruction. If we miss them, the fee reduction is automatic.

Turnaround Guarantee

Missed SLA deadlines trigger a proportionate fee reduction — 5% per business day of overrun on standard instructions, up to 20% maximum.

Scoping Clarity Guarantee

If the scope we deliver materially differs from the scope agreed at engagement letter, you pay for what was agreed — not what we produced.

Methodology Transparency Guarantee

On any formal valuation, we will disclose the full comparable evidence schedule, adjustment methodology, and weighting rationale within 5 business days of a written request.
