Established to raise the standard of professional property advice in Nigeria, Propsense Consulting is a full-service estate surveying and valuation firm regulated by ESVARBON and the NIESV.

Our Story

From a single valuation practice to a full-service property consultancy.

Propsense was founded on a simple observation: too many property reports in Nigeria were prepared to satisfy a transaction, not to accurately reflect reality. Lenders received optimistic valuations. Purchasers received surveys that missed material defects. Developers received viability assessments that weren't viable.

We built a practice with the opposite instinct — independent, thorough, and accountable. Our reports are designed to be read critically, to withstand scrutiny, and to carry a professional who stands behind them.

Today, the firm serves residential clients, commercial occupiers, institutional investors, lenders, legal professionals, and government bodies across Nigeria — from routine mortgage valuations to complex compulsory acquisition disputes and expert witness instructions in the Federal High Court.

Milestones
  • 2007

    Firm established in Lagos; initial practice focused on residential valuation and HomeBuyer survey services.

  • 2010

    Registered with ESVARBON; admitted as a member firm of the Nigerian Institution of Estate Surveyors and Valuers (NIESV).

  • 2013

    Launched commercial practice area; first institutional portfolio valuation instruction from a Lagos-based property fund.

  • 2016

    First expert witness appointment — compulsory acquisition compensation dispute, Federal High Court Lagos Division.

  • 2019

    IVSC International Valuation Standards alignment completed; added RICS Red Book cross-referencing for cross-border instructions.

  • 2022

    Expanded to four full practice areas; regional coverage extended across South-South and South-West states.

  • 2025

    2,400th instruction completed; ₦840 billion in aggregate assessed value since founding.

Accountability

Every report carries the name, designation, and signature of the responsible surveyor — and full professional indemnity insurance commensurate with the scope.

Transparency

On request, we disclose our full comparable evidence schedule, adjustment methodology, and weighting rationale. Uncommon in the industry; basic accountability to us.

Responsiveness

Defined, contractual turnaround standards. Missed timeframes trigger fee reductions. Delivery performance is tracked and published monthly for internal accountability.

Proportionality

Fees calibrated to scope, complexity, and risk — not to property value alone. We do not apply ad valorem pricing that penalises owners of high-value assets.

Regulatory Standing

Fully regulated. Independently insured. Professionally designated.

Compliance with regulatory requirements is the minimum standard. Our professional obligations go further — to standards aligned with international best practice.

ESVARBON Registration

Registered with the Estate Surveyors and Valuation Registration Board of Nigeria. All principals and signing surveyors hold current registration certificates.

NIESV Membership

Member firm of the Nigerian Institution of Estate Surveyors and Valuers. All lead valuers hold ANIVS or FNIVS designation.

International Standards

All formal valuations comply with IVSC International Valuation Standards. RICS Red Book cross-referencing applied for institutional and cross-border instructions.

Professional Indemnity

Full PI insurance commensurate with the scope and aggregate value of instructions accepted. Certificate available to lenders and institutional clients on request.
